Length of Stay in the House

Without a doubt, the length of time you spent in the house will determine which of the mortgages you ultimately choose. For one thing, if you plan to use the home in 7 years or less, then an adjustable rate is the best option. If you plan to live in it for the long haul, say, 20-30 years, then a fixed rate is the better choice.

Acceptable Risk

Well, of course, your expected income flow will affect which mortgage you ultimately choose. After all, you will be paying the monthly amortizations from said income.

Do make sure that your expectations closely mirror the reality. Otherwise, you will be faced with either a short sale or a foreclosure, both of which have great effect on your credit rating. You don’t want it to slip into the “poor” category, in which case you may have to wait for a few more years before thinking of looking at more mortgages.

Available Cash

You will be paying for upfront costs such as the down payment on the house you want to purchase. Look at your available cash since mortgages often come with options on the amount of down payment you can make.

The general rule is that the higher the down payment, the lesser your monthly amortizations will be. Also, do be informed that you will be paying for closing costs so be prepared for them.

These factors must be carefully considered if you want to secure the most favorable home loan contract for you and your family. Remember that this may well be the biggest and most important financial decision you will ever make so be wise about it.

Evergrande real estate firm makes missed September bond payment, avoids default

China property giant Evergrande Group wired USD83.5 million in interest owed in an offshore bond from September 23 on Thursday, temporarily averting default, according to a Reuters source and Chinese newspaper Securities Times.

The wire to a Citibank fiduciary account following a 30-day grace period came after assurances by various members of the Chinese government, Reuters reported. At a Beijing forum Wednesday, Chinese Vice Premier Liu He described the risks as controllable, and chairman of the China Securities Regulatory Commission Yi Huiman said that while authorities needed to curb excessive debt more broadly by “improv[ing] the effectiveness of the constraint mechanism on debt financing”, the matter would be dealt with properly.

Once China’s top real estate developer, Evergrande had accumulated approximately USD305 billion in liabilities, two per cent of the Chinese gross national product, after “dwindling resources” cut its value by 80%, according to Reuters. September data revealed Chinese home sales by value fell by nearly 17% year-on-year, according to The Guardian, and fears over its default led to a slowdown in China’s third quarter GDP growth to a year low of 4.9%. Two sale negotiations with rival developers Hopson Development and Yuexiu, valued at USD2.6 billion and USD1.7 billion, respectively, were suspended, reportedly due to a lack of consent by the government of Guangdong province currently overseeing Evergrande’s restructuring.

News of Evergrande’s remittance caused its shares to rise by as much as 7.8% this morning after a two-week pause in trading for the anticipated sale of 50.1% in Evergrande Property Services Group, and offering some reprieve for bondholders, according to Reuters. Portfolio manager at GaoTeng Global Asset Management James Wong, interviewed by The Guardian, called the news “a positive surprise”, adding “[i]f Evergrande pays this time, I don’t see why it won’t pay the next time.” Jun Rong Yeap for IG Asia pte., interviewed by Bloomberg, said the report “overturned” the narrative “that Evergrande will face difficulty in securing cash ahead”.

Further missed payments are due October 29 and November 11 after similar 30-day grace periods; including yesterday’s USD83.5 million, nearly USD280 million is owed to bondholders.

Stocks have been down for many major Chinese developers: Reuters Wednesday reported year-to-date stock prices fell 87.8% for Sinic Holdings, currently in Fitch Ratings’ ‘restricted default’ after failing to make an October 18 bond payment valued, according to The Guardian, at USD246 million; 80.2% for Evergrande itself; 78.3% for E-House, 58.5% for Fantasia Holdings and 54.6% for Kaisa Group, which defaulted in 2015 and had bonds reach record lows.

Estimates of the Chinese real estate market’s size range from 16 to 25% of the Chinese gross domestic product, according to The Guardian. Chinese President Xi Jinping’s aim to transform the country’s economy from one of debt-fuelled “inflated” growth to one of improved “quality and returns” included imposing regulations on developers that limited their capacity to borrow. A Guardian comment piece from economist George Magnus published on October 15 made reference to China’s “ghost cities” and “rampant credit creation” that has given rise to high vacancy rates and the “financialisaton of housing”.

Chess: R Praggnanandhaa becomes youngest Indian Grand Master

On Sunday, R Praggnanandhaa became the youngest Indian chess player to earn the title of Grand Master. At the age of twelve years, ten months and thirteen days, Praggnanandhaa was the second youngest person to earn the title.

Praggnanandhaa earned his third norm on Sunday as he faced Dutch Grand Master Roeland Pruijssers with Elo rating of 2514 at the fourth Gredine Open in Italy. Having won the first norm in November and second in April, Praggnanandhaa had to face a player with at least 2482 Elo rating for the third norm. For the Grand Master title, a player requires three norms and Elo rating of at least 2500.

Praggnanandhaa with Elo rating of 2529 finished second at the competition, losing the tie-breaker for the winning spot. In 2016, at the age of ten years, ten months and nineteen days, Praggnanandhaa became the youngest player to receive the title of an International Master.

In 2002, at the age of twelve years and seven months, Ukraine’s Sergey Karjakin became the youngest recipient of the Grand Master title. Previously, India’s Parimarjan Negi was the youngest Indian to earn the Grand Master title.

NASA: Signs of liquid water found on surface of Mars

NASA scientists have announced that the Mars Global Surveyor has captured images of deposits in gullies on the surface of the planet Mars which have been created since the areas were photographed seven years ago. These deposits are believed to be the residue of liquid water breaking out of cliffs and crater walls, carrying sediment downhill through the gullies, and later evaporating. The gullies are located inside the Terra Sirenum crater and the Centauri Montes regions.

“These observations give the strongest evidence to date that water still flows occasionally on the surface of Mars,” said the head scientist for the Mars Exploration Program in Washington D.C., Michael Meyer.

The bright appearance of the deposits suggests that, at some recent period, the surface material in these gullies has either been heavily disturbed or covered over by new, different, material. Whilst it is not proven that this is the result of water activity—it could be frost, for example, or the result of localized landslides—it ties in with previous theories that suggest liquid water is locked below the surface of Mars, occasionally being released in short and violent local bursts.

“These fresh deposits suggest that at some places and times on present-day Mars, liquid water is emerging from beneath the ground and briefly flowing down the slopes. This possibility raises questions about how the water would stay melted below ground, how widespread it might be, and whether there’s a below-ground wet habitat conducive to life.” said Michael Malin of Malin Space Science Systems located in San Diego, California. Malin is the head investigator for the Mars Orbital Camera, the instrument which made these photographs, and is the author of the report about the discovery, published in the journal Science.

One factor suggesting water is the shape of the deposits, which are sinuous and appear to “flow” downhill. “The shapes of these deposits are what you would expect to see if the material were carried by flowing water. They have finger-like branches at the downhill end and easily diverted around small obstacles,” explained Malin. Scientists do not know how or why the water is making its way to the surface. “The big question is how does it happen, and does it point to a habitat for life?” said Meyer.

However, many in the scientific community stress possible alternative explanations for what has been seen, suggesting that the features could have been created by dust, sand or liquid carbon dioxide. Oded Aharonson of the California Institute of Technology (Caltech) described the hypothesis of recent water activity on Mars as just one possible explanation and insisted further study was needed to determine whether the deposits could have been left there by the flow of dust rather than water.

Other scientists think it possible that the gullies were caused by liquid carbon dioxide. One reason is that computer models of the Martian crust indicate water could exist only at depths of several kilometers, but liquid carbon dioxide could persist much nearer the surface.

Contact was lost with Mars Global Surveyor in November, and has not yet been recovered. The spacecraft has been in orbit since 1997, operating over a lifespan which far exceeded the two-year mission originally planned. NASA’s Jet Propulsion Laboratory, Pasadena, manages the Mars Global Surveyor mission for the NASA Science Mission Directorate located in Washington D.C..

Many writers have varied motives to self-publish. One common reason is the writer’s work is not of interest to the commercial publisher, and otherwise not marketable. Another common reason is the writer prefers to retain complete editorial control over content. Many writers are unwilling to compromise editing of their work, and some writers prefer to have their work presented ‘as is.’ Literary agents and book agents may deny publishing a book because the author is unknown and does not have a substantial resume. Self-publishing may also be an alternative for writers who have written material on a popular topic but the topic is only interesting in a small geographic area. Literary agents and book agents may also deny publication because the book addresses an obscure topic in which few people are interested. Writers of controversial works may also choose to self-publish, as many traditional publishers refuse to work with controversial writings. Some authors choose self-publishing because they want a larger royalty from retail sales.

IS SELF-PUBLISHING A SHORTCUT TO SUCCESS?

Self-publishing is not a shortcut to having a printed book. Depending on what your goals are, it may or may not be a direction you would like to take. In the hard copy world, self-publishing is costly. Getting a book into print costs more money than many writers want to spend. This is why the Internet is a blessing — it’s free. You can either start up a free website of your own and post your novel, or pay a small monthly sum and sell your writing online. If you can write well enough to catch someone’s attention, your readers may be willing to pay for a download of your book. By self-publishing online, you avoid the normal book publishing costs and still get exposure. Who knows, you may be lucky and grab the attention of a publishing guru who thinks you could make a lot of money from your self-published book.

Whatever your reason is for self-publishing, you should know that self-publishing requires extensive work. Self-publishing involves a long list of tasks, which include prepublication and publication. Prepublication includes editing or obtaining editing for the manuscript, proofreading, establishing yourself as a legal retail business, and obtaining an ISBN ‘Cataloging in Publication’ number.

The publication process involves formatting the manuscript, providing front matter and back matter, and providing cover art for the front and back covers and the spine of the book. Self-publishers must also obtain printing quotes, determine how to deliver the manuscript to the printer, and pay for printing and delivery of finished books.

Publishing a book online is easier than publishing in the world of hard copy. The result is not as glorified, but it is a step towards success in the published realm. The more experience you can get writing, the better writer you will be.

Microsoft develops anti-virus product

Microsoft Corporation announced plans to launch a new security product later this year, named Windows OneCare.

Product features are to include anti-virus software capabilities, a new firewall and PC tune ups. The PC tune ups include utilities for improved backup and restore capabilities, and easy access to Windows PC maintenance tools for file repair and hard drive clean up.

The major elements of the product are:

  • A firewall that (unlike Windows Firewall but like third party personal firewall products for Windows) prevents unauthorized programs from making outgoing connections
  • Anti-spyware, based upon Microsoft AntiSpyware
  • Virus protection, based upon technology bought by Microsoft from the Romanian company GeCAD
  • Scheduled disc cleanup and defragmentation.
  • Automatic backup to writable CD or DVD.

An early beta version of product, not including the anti-spyware capability, has already been released to Microsoft employees. A public beta is scheduled for later in 2005.

Microsoft plans to make Windows OneCare available to customers for a yearly subscription fee.

Recently, Microsoft bought Giant software, makers of antivirus and spyware prevention software. Windows Anti-Spyware software is already built on this system.

TD Financial to acquire Hudson United Bancorp

Canadian TD Financial Group has come to a deal with the regional U.S. bank, Hudson United Bancorp, to buy Hudson for US$1.9 billion. The new addition will be folding into itsMaine-based TD Banknorth, which is 51% owned by TD Financial. The acquisition will bring in 204 new branches and increase TD’s footprint to New Jersey, New York, Connecticut and Pennsylvania. In total this will give TD 590 branches, 751 banking machines and more than US$26-billion in deposits across eight northeastern states.

Hudson specialises in commercial real estate, consumer and credit card loans to individuals and businesses. The bank also had $8.85 billion US in assets at the end of it’s first quarter, on March 31. The company’s shares had been dropping in the course of the past year because of allegations of money-laundering violations and after an earnings warning, making it a good steal for TD. The acquisition will greatly increased TD’s influence in America.

This continues the recent trend for Canadian banks expanding into the U.S. where regulation on bank mergers is less strict than in their home country.

“This transaction delivers on our shared vision for growth and marks a significant milestone in TD Banknorth’s expansion strategy,” TD Bank CEO and president Ed Clark said in a statement.

Supreme Court orders resumption of sealing drive in New Delhi

The Indian Supreme Court has refused to grant any relief to the owners of unauthorised commercial establishments in New Delhi. A two judge bench of the Supreme Court, headed by Chief Justice Y K Sabharwal, said today that it found no grounds for modifying its previous order to seal commercial establishments violating zoning regulations.

The Group of ministers had previously decided not to resume the sealing drive. The Delhi state government and the central government had filed an application to review the order on November 3, 2006 because of fear of violence in the city if the sealing would be resumed. But Supreme Court denied their request and ordered to resume the sealing drive.

The apex court added that the government is not powerless to control the situation. According to article 141 and 144 of the constitution, authorities should follow the court’s order.

The court ordered the MCD to use police force, if required, to carry out the process. The MCD has decided to meet in the afternoon to discuss the consequences of the Supreme Court verdict.

On the other hand, traders are very unhappy with the court order. Praveen Khandelwal, Secretary General of the Confederation of All India Traders (CAIT), said that the traders were expecting the apex court to take a humanitarian decision. He added that if the sealing drive is not stopped traders would start a non-cooperation movement, a nationwide strike against the government.

Australian Defence Department funds controversial development training

Australia’s Department of Defence spent thousands of dollars on controversial development seminars, Australian media reported Wednesday. The seminars are run by a San Francisco, California-based training company called Landmark Education. The company evolved from Erhard Seminars Training “est”, and has faced criticism regarding its techniques and its use of unpaid labor.

Australia’s Defence Minister Warren Snowdon said that the government is in the process of reviewing Defence Department expenditures on career development. “We’re in the process now of doing an audit, completely unrelated with anything to do with Landmark, which is being undertaken into learning and development to make sure that they meet our needs. … We have to be very sure that the courses that people do undertake are relevant, appropriate and indeed in line with what community expectations might be,” said Snowdon in an appearance on ABC Radio.

The Australian and Australia’s ABC News reported that Landmark Education had been listed in France as a “possible cult” in the mid 1990s. When asked about this on ABC Radio, a spokeswoman for the company in the United States, Deborah Beroset, responded: “What happened in France was that a commission established by the French parliament issued a report in which they listed almost 200 organisations as being possible cults … We were never contacted. We were inappropriately included in that list”.

In a program which aired Wednesday, the Australian Broadcasting Corporation radio program AM reported that Australia’s Defence Department spent at least AUD12,270 of taxpayer funds to send government employees to Landmark Education courses. According to AM, the Defence Department said it does not appear that further funds have been sent to Landmark Education since 2004.

In a statement released by the Defence Department, the government stated: “A search of Defence records does not indicate exactly how many individuals attended courses with this training provider, however it is believed it was a small number of individuals. … Defence has been unable to determine individual reasons for why groups within Defence choose this training provider.”

AM also reported that the use of unpaid labor by Landmark Education “has attracted the attention of the US and French governments,” and that some individuals in the mental health field have accused the company of brainwashing. When asked about the allegations by mental health experts that Landmark Education’s techniques amounted to brainwashing, Deborah Beroset responded: “Well, there is absolutely no credence to that whatsoever.”

Decisions on the appropriateness of staff attending courses by Landmark Education are made by individual managers who remain best-placed to assess the development needs of their staff.

In a March 9 article in the Herald Sun, Peter Rolfe reported that taxpayer money was used to send at least 37 police and government staff from Victoria, Australia to seminars run by Landmark Education. Police and Emergency Services Minister Bob Cameron said that “Decisions on the appropriateness of staff attending courses by Landmark Education are made by individual managers who remain best-placed to assess the development needs of their staff,” but State Liberal MP Murray Thompson told the Herald Sun that the funds should have been put towards fighting crime. Apple Inc., Reebok, and Mercedes-Benz have sent employees to Landmark Education seminars, according to a spokeswoman for Landmark.

In October 2006, Landmark Education took legal action against Google, YouTube, the Internet Archive, and a website owner in Queensland, Australia in attempts to remove criticism of its products from the Internet. The company sought a subpoena under the Digital Millennium Copyright Act in an attempt to discover the identity of an anonymous critic who uploaded a 2004 French documentary of the Landmark Forum to the Internet. “Voyage au pays des nouveaux gourous” (Voyage to the Land of the New Gurus) was produced by Pièces à Conviction, a French investigative journalism news program. The Electronic Frontier Foundation represented the anonymous critic and the Internet Archive, and Landmark withdrew its subpoena in November 2006 in exchange for a promise from the anonymous critic not to repost the video.

Landmark Education is descended from Erhard Seminars Training, also called “est”, which was founded by Werner Erhard. est began in 1971, and Erhard’s company Werner Erhard and Associates repackaged the course as “The Forum” in 1985. Associates of Erhard bought the license to his “technology” and incorporated Landmark Education in California in 1991.
