Two children witness woman being killed by a tiger

Saturday, May 12, 2007

Tanya Dumstrey-Soos, 32 was killed at the Siberian Magic exotic animal park in Bridge Lake British Columbia, Canada after being attacked by a Bengal Tiger named Gangus.

“The animal is part of a collection of exotic and domestic animals. It appears that the animal … reached outside of the cage and grabbed her. Upon arrival police determined that all the animals were in their cages and the woman was found lying on the ground receiving help from family,” said Const. Annie Linteau, a spokeswoman for the Royal Canadian Mounted Police, [RCMP]. Gangus is one of two Bengal Tigers at the park.

The owner of the park is Kim Carlton, the boyfriend of Dumstrey-Soos. The entire attack was witnessed by the children of Carlton, his 15 year-old daughter and 12 year-old son who both called for help shortly after the attack.

Dumstrey-Soos was standing near the tiger’s cage when he grabbed her legs. According to the mayor of nearby Williams Lake, Scott Nelson, all of the injuries inflicted onto Dumstrey-Soos were at her waist and below. She was taken to a hospital in the town of 100 Mile House, where she was pronounced dead.

Authorities with the B.C. SPCA are not surprised that the attack happened, claiming that they tried to remove the tigers from the park several times.

“This is extremely sad, but not unexpected. We’ve spent thousands of dollars trying to have these animals removed.” said B.C. SPCA spokeswoman, Marcie Moriarty who also said that the animals arrived in 2005. Moriarty also said that the tigers lived in small cages made of chain-linked fencing and that the locks were too small.

The reason that the tigers were not removed from the park is because, according to Moriarty, the SPCA does not have the facilities to hold the tigers until proper housing can be provided for them.

“When we went up there, we realized we weren’t just dealing with animal cruelty, we were dealing with a public safety issue,” added Moriarty.

Dumstrey-Soos worked as a receptionist and saleswoman at the 100 Mile House Advisor newspaper.

Chula Vista, California becomes model for blight control laws in the US

Tuesday, October 14, 2008

The San Diego, California suburb of Chula Vista has responded to the recent housing crisis with an aggressive blight control ordinance that compels lenders to maintain the appearance of vacant homes. As foreclosures increase both locally and throughout the United States, the one year old ordinance has become a model for other cities overwhelmed by the problem of abandoned homes that decay into neighborhood eyesores.

Chula Vista city code enforcement manager Doug Leeper told the San Diego Union Tribune that over 300 jurisdictions have contacted his office during the past year with inquiries about the city’s tough local ordinance. Coral Springs, Florida, and California towns Stockton, Santee, Riverside County, and Murietta have all modeled recently enacted anti-blight measures after Chula Vista’s. On Wednesday, 8 October, the Escondido City Council also voted to tighten local measures making lenders more accountable for maintenance of empty homes.

Lenders will respond when it costs them less to maintain the property than to ignore local agency requirements.

Under the Chula Vista ordinance lenders become legally responsible for upkeep as soon as a notice of mortgage default gets filed on a vacant dwelling, before actual ownership of the dwelling returns to the lender. Leeper regards that as “the cutting-edge part of our ordinance”. Chula Vista also requires prompt registration of vacant homes and applies stiff fines as high as US$1000 per day for failure to maintain a property. Since foreclosed properties are subject to frequent resale between mortgage brokers, city officials enforce the fines by sending notices to every name on title documents and placing a lien on the property, which prevents further resale until outstanding fines have been paid. In the year since the ordinance went into effect the city has applied $850,000 in fines and penalties, of which it has collected $200,000 to date. The city has collected an additional $77,000 in registration fees on vacant homes.

Jolie Houston, an attorney in San Jose, believes “Lenders will respond when it costs them less to maintain the property than to ignore local agency requirements.” Traditionally, local governments have resorted to addressing blight problems on abandoned properties with public funds, mowing overgrown lawns and performing other vital functions, then seeking repayment afterward. Chula Vista has moved that responsibility to an upfront obligation upon lenders.

That kind of measure will add additional costs to banks that have been hit really hard already and ultimately the cost will be transferred down to consumers and investors.

As one of the fastest growing cities in the United States during recent years, Chula Vista saw 22.6% growth between 2000 and 2006, which brought the city’s population from 173,556 in the 2000 census to an estimated 212,756, according to the U.S. Census Bureau. Chula Vista placed among the nation’s 20 fastest growing cities in 2004. A large proportion of local homes were purchased during the recent housing boom using creative financing options that purchasers did not understand were beyond their means. Average home prices in San Diego County declined by 25% in the last year, which is the steepest drop on record. Many homeowners in the region currently owe more than their homes are worth and confront rising balloon payment mortgages that they had expected to afford by refinancing new equity that either vanished or never materialized. In August 2008, Chula Vista’s eastern 91913 zip code had the highest home mortgage default rate in the county with 154 filings and 94 foreclosures, an increase of 154% over one year previously. Regionally, the county saw 1,979 foreclosures in August.

Professionals from the real estate and mortgage industries object to Chula Vista’s response to the crisis for the additional burdens it places on their struggling finances. Said San Diego real estate agent Marc Carpenter, “that kind of measure will add additional costs to banks that have been hit really hard already and ultimately the cost will be transferred down to consumers and investors.” Yet city councils in many communities have been under pressure to do something about increasing numbers of vacant properties. Concentrations of abandoned and neglected homes can attract vandals who hasten the decline of struggling neighborhoods. Jolie Houston explained that city officials “can’t fix the lending problem, but they can try to prevent neighborhoods from becoming blighted.”

CEO Robert Klein of Safeguard, a property management firm, told the Union Tribune that his industry is having difficulty adapting to the rapidly changing local ordinances. “Every day we discover a new ordinance coming out of somewhere”, he complained. Dustin Hobbs, a spokesman from the California Association of Mortgage Bankers agreed that uneven local ordinances are likely to increase the costs of lending. Hobbs advised that local legislation is unnecessary due to California State Senate Bill 1137, which was recently approved to address blight. Yet according to Houston, the statewide measure falls short because it fails to address upkeep needs during the months between the time when foreclosure begins and when the lender takes title.

Real Estate: Help Selling Your Home?

Someone you know is selling a home? Had successful experience in doing so before? For someone whos never done it, home selling can be frustrating. If you think you can help selling a home, it usually means youve had enough satisfaction doing it before, and is willing to do it again. Good for you (and for the confused homeowners). So how can you help sell a house? Most home owners will stumble even on the preparation phase when they have to understand all the legal requirements. You might have known from your experience that getting the legal stuff straight is the first step of a home selling process, so an assistance on this would always be appreciated. You can help the owners understand difficult clauses in documents, or design the wordings in their contract forms. Not keen on paperwork? Help advertising. See if you know anyone whos looking for a house. If you have some potential buyers, think about who would fit better to the house. The good thing about having a personal home salesman is that it knows more than just facts about the house. Think about the neighbourhood, the size of the house, and the climate, and find someone who might be interested in the qualifications. Or if you work in a newspaper or magazine, you can help by posting up the advertisement. Of course, the concept helping to sell a home also applies when youre selling your own house with the help of an agent. If you want to improve the home selling process, there are some independent steps you can do. Spread out the news that youre selling your home in the neighbourhood. Organize open houses to invite visitors. Provide your agent with complete information about your house. Put up extra advertisements where your agent may not cover; a blog or personal website is excellent for this. Some people are reluctant to help their agents selling their home on the reason of thats what theyre paid for!. Remember that agents have a lot more clients to handle and may not always focus their attention on your house. The home owner is the only one whos willing to voluntarily give out complete information to potential buyers at no cost! Also keep in mind that no matter how great an agent you have, if your house has been in the market for a long time, you are going to be the person most financially damaged. Whether its helping sell someones house, or an agent selling your own home, an assistance in home selling is always needed. Homes are such large investments one simply can not sell it alone.

Business Cards: Pocket Tools That Help Market A Business

Submitted by: Janice Jenkins

Experienced and first time businesses owners use business cards to promote their products or services. But often, the design of the card is given less attention. Unless you focus in graphic design, the design of this marketing material falls low on your list. There are other more important aspects you need to focus and require your attention more. This is the reason why you neglect your cards and simply settle for low quality design.

The good news is there are free programs and publishing software that makes it easy and fast to produce and print business cards on your own. Keep in mind that a poorly designed card often get tossed in the drawer and left there unnoticed for a long time.

Business card design should be convenient

In essence, your card design must stand out, but it should not be too striking or unique that it annoys your recipients. There is actually a lot of important information that you need to consider when designing your cards. All these decisions will determine whether your card that gets used or stays kept under the box.

If you want to make your cards effective, there are some elements you need to consider such as:

Using a vertical layout instead of the standard horizontal layout.

Creating magnetic cards which your customers can stick in their metal drawer or their refrigerator.

Using nonstandard sizes of cards. You can create a bigger card to make it attention-grabbing, but remember that non standard sized cards do not fit standard card holders, so be sure to your card is interesting enough to encourage your customers to keep your card.

Producing a folding design. This provides additional space to put your information, but they are bulkier so they are less likely to be kept.

It is important that you put every pertinent detail in such a small space. But this requires some creativity to create exceptional design. You need to make good decisions about your logo, colors, and your tag line. It should be able to catch the attention of every casual observer. Not all information though should be present in your card.

Some information must be forgone to make room for the more important details such as the business name and logo. What you put in your cards should be based on how you will use your cards, your target market, and by common sense. Here are guidelines on what details to include:

It is the digital age today so your email address should be included in your business card templates. If you have a web site, your email should be your site s domain.

Limit the phone numbers you put in your card. As much as possible just use only one number. Just choose from your office line, mobile phone, or fax number.

It is still essential to include your physical address on cards, even if your business is entirely working online. This is one way to show the legitimacy of your business so people will trust you and your business fully.

Keep in mind that a well designed card is an important feature of marketing a business. Knowing how to communicate well with your prospects through your cards will make good business for you. So, designed your cards well, use them, and do not let them collect dust in the box.

Quiznos restaurant chain airs controversial commercial

Friday, April 3, 2009

Quiznos, a fast food restaurant chain that specializes in selling submarine sandwiches, has aired a controversial television commercial, with an extended version only appearing in the late-night lineups. The commercial is a promotion for the company’s new sandwich, the ‘Toasty Torpedo’. Bob Sassone, a writer for TVSquad.com, argues that it is homosexually themed and compares it to pornography.

The commercial begins with a toaster oven talking to Scott, a Quiznos sandwich maker, in a male voice. “Scott, I want you to do something,” says the toaster to Scott. As he takes a bite of a Torpedo and appears to look in the direction of his genitals, Scott says to the toaster, “[sic] not doing that again. That burned.” The toaster replies, “We both enjoyed that.”

Later in the commercial, the toaster asks Scott to make one of the sandwiches and says the price of it is “sexy” and then “sexier.” Scott grins and does so. The toaster then asks Scott to “stick it in me”. The sandwich just happens to be 12 inches long, giving the appearance of a special relationship between Scott and the toaster oven.

Quiznos published a press release on March 24 announcing the new line of sandwiches. They stated that their price of US$4 helps to ease the economic pinch. In a statement to Wikinews Quiznos stated that their commercials are within the company’s character and they were designed to get people talking.

“We developed our new ads to be consistent with the Quiznos brand and to get people excited about our new Toasty Torpedoes. Some of the ads are edgy and provocative, but they’re well within the confines of the Quiznos brand character,” said Rebecca Steinfort, chief marketing officer for Quiznos to Wikinews.

“Since Quiznos has a broad range of consumers that eat at its more than 4,500 restaurants nationwide, we tailor our commercials to be relevant and appeal to our diverse customers – all of whom are watching different kinds of programming. The new ads are fun and entertaining, and the edginess and innuendo of the ads are designed to get people talking about our new Toasty Torpedoes, and that’s exactly what we want: people to talk and taste our new sandwiches,” added Steinfort.

Bob Sassone a writer for TVSquad.com, one of the Internet’s top television weblogs, compared the commercial to a pornography film.

“The new Quizno’s commercial is probably the closest we’ll get to a gay porn flick in a mainstream sub shop ad,” Sassone wrote.

In 2007, the company made another controversial commercial. It featured people on the street eating samples of a Quiznos ‘Prime Rib Dinner’ sandwich. They promoted it as having a lot of “meat” and near the end it featured two women eating a sandwich saying, “It’s not lacking any meat. And that’s what real women need”.

“Nevertheless, Quiznos remains committed to providing its customers with high-quality ingredients at everyday lower prices, all with excellent service. As such, we encourage consumers to give feedback on the commercials to our corporate marketing department through the website,” said Steinfort.
